Signs you may need service: 

• Leaks, water stains, or ceiling spots 
• Cracked, curled, or missing shingles

Common options include asphalt shingles, shake-look architectural shingles, TPO/PVC (for low-slope/flat areas), and tile. The “best” choice depends on your roof’s design, budget, and look you want. With today’s materials, a new roof typically lasts 20–40 years. Proper installation, ventilation, and maintenance matter—done right, your roof should reach its full life expectancy. 

It depends on the size, pitch, layers to remove, materials, and any needed repairs. 

• A straightforward asphalt shingle replacement can often land in the $10k–$20k range. 
• If we need to replace plywood, add insulation, install new gutters/downspouts, repair fascia, or replace/add skylights, totals can run $20k–$40k+.

Most homes are completed in about 2–4 days. Larger or more complex roofs can take 3–5 days. The final day is often for detailing, cleanup, and final walkthrough.

Most likely, those black streaks are algae. In rainy Washington, it’s very common. You can treat it (or hire a pro) using products such as zinc sulfate to help inhibit growth. It’s best to address streaks early—before they turn into moss, which can damage shingles. Avoid pressure-washing shingles. 

Look for: 

• Manufacturer certifications and a valid license/insurance 
• Clear communication and written, detailed estimates 
• Local references and photos of recent work 
• A warranty that’s in writing
• Most importantly, choose a team you trust and who makes you feel heard.
